With this Rent Check, you can calculate the maximum basic rent for a room or other shared accommodation. An accommodation is a shared accommodation if it does not have its own entrance door and has shared washing facilities, kitchen and/or toilet.
What do you need when completing the Rent Check?
- The WOZ (Real Estate Valuation Act) value of the accommodation where you rent a room or other shared accommodation. You can see this at WOZwaardeloket.nl*.
- The surface area of your own room(s).
- The surface area of spaces that you share with other tenants.
- The total number of non-self-contained dwellings or co-tenants with which (or with whom) you share spaces and facilities.
*Has the accommodation’s WOZ value not yet been determined? You can also use a valuation report drawn up by a registry appraiser.
Good to know
The Rent Check is prepared according to the housing valuation system. Nevertheless, the result may differ slightly from reality, for example due to a measurement error or because a question was understood differently from how it was intended. Therefore, when assessing the rent, the Rent Tribunal always starts from a new points score, which is set by a Rent Tribunal investigator or another expert.
